Beast Construction Inc bids commercial work in two directions. We take on full general contracting for light commercial buildings and tenant improvements, and we work as the site and heavy civil contractor under other general contractors and developers who need earthwork, stormwater, utilities and paving done on schedule and to plan. Either way, the deliverables are the same: an itemized bid tied to the drawings, a schedule we intend to hold, submittals and certifications when required, and daily reports that mean something.
Our commercial clients include developers, property managers, retail and restaurant groups, medical and dental practices, contractors needing a civil sub, churches and nonprofits, agricultural operations, warehouse and light industrial owners, and municipal and utility clients. Project sizes range from a single loading dock and dumpster enclosure to full pad-ready site development on multi-acre parcels.
What separates us on commercial bids is self-performance. Mass excavation, rock and unsuitable soil handling, structural fill, erosion and sediment control, storm and sanitary systems, water lines, dry utility trench and conduit, curb, sidewalk and flatwork, base stone and asphalt — all in-house. Fewer subs means fewer coordination gaps and fewer change orders born from somebody else's mobilization delay.
Commercial Site Development
Site development is the part of a commercial job most likely to blow a schedule, because it is the part exposed to weather, unknown subsurface conditions and inspection cycles. We build to civil drawings: clearing and demolition, erosion and sediment control installation and maintenance, mass grading and balancing cut and fill, undercut and structural backfill where soils fail proof-roll, building pad construction with documented compaction testing, and stormwater management including basins, forebays, outlet structures, level spreaders and bioretention areas.
Storm drainage, sanitary sewer, water main, fire line, grease interceptors, sleeves and conduit for electrical, gas, telecom and site lighting are installed and pressure-tested or inspected as the specifications require. This is the same crew described on our excavation, grading and drainage and underground utilities pages, working to commercial documentation standards.
Parking Lots, Paving & Flatwork
We build parking lots from subgrade up: proof-rolled subgrade, graded aggregate base to specified depth and compaction, asphalt binder and surface courses, and striping and signage layout that meets accessibility requirements. Concrete work includes curb and gutter, valley gutter, sidewalks, ADA ramps with detectable warning surfaces, dumpster pads and enclosures, loading docks and aprons, equipment and generator pads, light pole bases and bollards — detailed on our concrete and asphalt and paving pages.
For existing properties we also handle pavement rehabilitation: full-depth patching, milling and overlay, crack sealing, sealcoating and restriping, plus drainage corrections where ponding is destroying the pavement rather than the pavement simply wearing out.
Shell Buildings & Tenant Improvements
On light commercial buildings we manage the shell: foundations and slabs, structural steel or post-frame and pre-engineered metal building erection, masonry coordination, roofing, storefront and glazing, exterior finishes and site amenities. Pre-engineered metal buildings and post-frame structures are especially cost-effective for shops, warehouses, equipment storage and agricultural buildings — see pole barns and metal buildings.
Tenant improvement work covers demolition of existing build-out, partitions and ceilings, restroom and ADA upgrades, mechanical, electrical and plumbing modifications by licensed trades, storefront and door hardware, flooring and paint, and coordination with landlord requirements, building engineers and after-hours access rules. We are used to working in occupied buildings where noise windows and life-safety systems are not optional.
Documentation, Safety & Coordination
Commercial jobs live and die on paperwork discipline. We provide itemized bids referencing the drawing and specification sections, submittals and product data where required, compaction and materials testing coordination, certificates of insurance and bonding through our surety when a project requires it, digital daily reports with photos, and as-built markups for buried work. Change orders are priced against the contract documents, not invented.
Safety is managed rather than posted. Site-specific plans, daily hazard briefings, competent-person trench inspections, utility locates before excavation, traffic control and pedestrian protection in active parking lots, and documented equipment inspections. Every subcontractor added to a civil scope adds a mobilization, a scope boundary and a place for the schedule to slip. Because we own the equipment and the crews for earthwork, utilities, concrete and paving, a rain delay does not cascade into three separate remobilization windows.

What owners, developers and general contractors ask us during bidding.
Will you work as a subcontractor to another general contractor?
Yes, regularly. A large share of our commercial volume is self-performed civil scope under other general contractors: mass grading, structural fill, storm and sanitary, water and fire line, dry utility trench, curb and flatwork, base stone and asphalt. Send the civil drawings and specification sections and we will price the scope you want carved out.
Are you bondable?
We can provide bid, performance and payment bonds through our surety where a project requires them, and we carry general liability, auto, equipment and workers' compensation coverage with certificates issued to the owner or general contractor at contract execution. Bonding capacity questions are best answered directly by our office for the specific project size.
How do you handle unsuitable soils or rock we did not expect?
Through unit prices established in the contract. Undercut and structural backfill, rock excavation and stabilization are priced per cubic yard or per ton up front, with quantities measured and documented in the field and confirmed by testing where specified. That way an unforeseen condition becomes a measured quantity instead of a negotiation.
Can you work nights, weekends or in phases around our operations?
Yes. Retail centers, medical offices, schools and industrial facilities frequently need phased work, night paving, weekend shutdowns or maintained access lanes. We plan sequencing, traffic control and pedestrian protection into the bid rather than discovering it after mobilization. Tell us your operational constraints during bidding and they will be reflected in the schedule.
What documentation do you provide during construction?
Digital daily reports with photos, quantities and manpower, submittals and product data where specified, compaction and materials testing reports coordinated with an independent lab, RFI and change order logs, and as-built markups for all buried utilities. At close-out you receive warranties, testing documentation and lien releases.
